Exempt Under the Caravan Act
One of the biggest advantages of a mobile home is how it sits within planning rules. Provided it’s positioned in the garden and remains ancillary to the main residence, full planning permission usually isn’t required, a Certificate of Lawfulness is typically enough, and this comes through considerably faster than a standard application. Council tax on the mobile home is also cut by at least half (or waived entirely if the occupant is disabled), with VAT zero-rated on the build.
